Terms & Conditions

 1. Compliance with Electrical Standards


All electrical installation work will comply with BS 7671:2018+A3:2024 (18th Edition of the IET Wiring Regulations, Amendment 3) and any subsequent amendments in force at the time of the works. All work will also comply with applicable Building Regulations, including Part P, in force at the time of the works. All work will be carried out by a qualified and registered electrician.

2. Scope of Work


Where work is to extend or modify existing circuits, costs quoted assume that the existing installation is in adequate condition and complies with current regulations. Any additional works required to bring the necessary parts of the existing installation up to standard will be charged at an additional reasonable cost.

Unless stated otherwise, all cables will be concealed within the building fabric or voids.


Where impracticable, cables will be surface-mounted neatly, either clipped directly or housed in trunking/conduit.


Where carpet or flooring coverings need to be lifted to allow concealed installation work, no charge is made for this service. Every effort will be made to avoid damage and to refit them to an acceptable standard. However, it may be prudent to employ a specialist fitter, at your cost, to ensure full reinstatement.
Where agreed beforehand, chases to walls will be re-filled to 2mm below plaster finish depth. Final skim coat plaster and decoration are excluded unless specifically included in the quotation.
All endeavours will be made to maintain a clean working environment using dust sheets and vacuum equipment where necessary.


If unexpected issues arise (e.g. hidden faults), we will inform the client and agree any additional cost in writing before proceeding.

3. Risk and Title of Goods


The risk in all goods supplied passes to the client upon delivery. Ownership of all goods supplied remains with AL Build until all sums due have been paid in full. The client is responsible for storage and security of delivered goods on site.

4. Warranty


AL Build warrants its installation work to be defect-free for a period of six months from the invoice date.
This warranty does not extend to:


• Goods not supplied by AL Build
• Physical damage caused after installation
• Any modifications or tampering by third parties


This does not affect your statutory rights under the Consumer Rights Act 2015.

5. Exclusions
• Moving furniture or other obstructions to access work areas


• Re-decoration and final finishing, unless specifically included in the quotation


• Removal and disposal of waste, rubble, fittings, and materials, unless stated otherwise


• Personal use of skips provided for construction waste – misuse will incur charges


• Clients are responsible for protecting or removing personal belongings from work areas

6. Extras and Variations


All extras or variations must be agreed in writing and approved by Head Office before works are carried out. Payment for these extras must be made upon agreement. Verbal agreements must be confirmed in writing.


Failure to follow this procedure will void the guarantee for those works.

7. Payment Terms


Payments must be made in full upon receipt of the invoice, unless prior arrangements for stage payments are agreed. Stage payments may be requested for projects exceeding the agreed timeline or involving significant costs.


Deposits are used to secure time, materials, and resources and may be non-refundable, except where required by law.

8. Pricing


Quoted costs assume uninterrupted and unhindered access to the site. Any additional work not covered in the quotation will attract extra charges, including labour and material costs. Quotations are valid for 30 days from the date of issue, and a VAT surcharge of 20% applies to all prices.


Delays caused by the client (e.g. denied access) may result in additional charges.

9. Dispute Resolution


In the event of a dispute, mediation will be the preferred resolution method. If unresolved, we may refer the matter to an independent Alternative Dispute Resolution (ADR) provider. Complaints will be handled in accordance with our complaints policy.

10. Complaints Policy


If you are not completely satisfied with the work, please contact us immediately. We aim to respond to complaints within 5 working days and will provide a date to address any issues.
Complaints can be submitted by phone, email, or in writing.
This does not affect your legal right to escalate complaints to an appropriate ADR body or trading standards.

11. Compliance and Deviations


All works will comply with applicable Building Regulations and BS 7671:2018+A3:2024.
Where a client requests a deviation from these regulations, a written instruction and signed record will be required. Such deviations may void warranty or regulatory compliance certifications.
